A thorough visual evaluation of the home is conducted, aided by sophisticated testing equipment. The evaluation takes approximately 3 hours depending upon the size of the home, and consists of a written report, photo details, a discussion of findings with a list of recommendations, and, as required for single family residences, a WSDA Wood Destroying Organism Inspection Report with ICN filing number. The inspection report is a record of the observable conditions of the home and not a guarantee, warranty or insurance policy. The report is finalized within 24 hours and emailed to the client. We highly recommend discussion of the preliminary report with the client at the home inspection site upon conclusion of the inspection.
We follow the NACHI Code of Ethics and NACHI Standards of Practice. We attempt to inspect all items that are accessible. We do not inspect items that may become damaged if inspected, or items that pose a hazard to the inspector.

•Fireplace damper door and hearth
•Insulation and ventilation
•Garage doors, safety sensors, and openers
•Landscaping factors affecting the home
•Evidence of wood destroying organisms
•Seismic/earthquake preparedness e.g. seismic tie downs
